You need to look credible and be found, quickly. A focused multi-page site that explains what you do, shows proof and makes contacting you easy will do more than a large build full of features you have not needed yet.
Put the search basics in from the start: a clear page for each service, sensible page titles, and a Google Business Profile linked to the site. That way you are not paying to rebuild the structure later. Be wary of agencies that push a big build before you know what your customers respond to.
Established business: a redesign that earns its cost
If your site brings in visitors but few enquiries, a redesign should be justified by what it will change: clearer service pages, a better mobile experience, stronger calls to action or better search visibility. Ask any agency how the new design will outperform the old one, and how you will both know.
Protect what already works. Pages that rank and bring in enquiries should keep their content, and every URL that changes needs a 301 redirect to its new address. Skipping this is how a corporate website redesign can lose search traffic the old site took years to build.
Sometimes the honest answer is that the design is not the problem. A site can only convert the visitors who reach it; if very few arrive, the fix is search or advertising rather than a new look.

If your developer has disappeared or will not hand over your site, the first job is recovering control of the domain, the hosting account, the website files and logins, and your Google accounts, before any redesign starts.
Check who is listed as the registrant of your domain. If it is the developer rather than your company, getting it transferred comes first. A good agency will untangle access calmly and document everything in your company’s name this time.

How to choose: five checks
Whichever situation you are in, put every shortlisted agency through the same five checks.
Results, not just looks. Ask for live sites you can visit and what they achieved for the client, such as more enquiries, faster pages or better rankings.
A written scope. Page count, features, content, revisions and timeline should be in the quote, so two quotes can be compared line by line.
Who does the work. Find out whether the people you meet will design and build the site, or pass it to someone else.
Search and tracking included. Page titles, structure, redirects for a redesign, and analytics should be part of the build, not a separate project later.
Ownership in writing. The domain, hosting, website files and accounts belong to your company, and the contract says so.
